1. Tổng hợp thông tin và thực hiện công tác trình mẫu
Phối hợp với PM/PC/SM xác định chính xác loại vật liệu cần trình mẫu.
Thống nhất bằng văn bản quy trình trình mẫu – duyệt mẫu với chủ đầu tư, tư vấn đầu dự án, bao gồm form mẫu hồ sơ đệ trình, thời gian duyệt mẫu, thẩm quyền duyệt mẫu, danh mục hồ sơ kèm theo
Lập kế hoạch trình mẫu các loại vật tư sử dụng cho dự án.
Phối hợp với các bên liên quan (bao gồm bộ phận vật tư, xưởng, nhà cung cấp, thầu phụ), yêu cầu cung cấp các hồ sơ liên quan để thực hiện công tác trình mẫu theo yêu cầu.
Nắm bắt kế hoạch làm mẫu, đôn đốc làm mẫu và kiểm tra mẫu trước khi trình cho các đơn vị liên quan phê duyệt.
Thực hiện công tác trình mẫu của dự án cho Chủ Đầu Tư và Tư Vấn Giám Sát, theo sát thông tin về việc duyệt mẫu của tư vấn / chủ đầu tư để cập nhật thông tin và trình mẫu lại (nếu cần).

2. Thực hiện công tác thí nghiệm, hợp quy, thẩm tra
Xác nhận với PM/PC, tư vấn, chủ đầu tư về các loại vật tư được yêu cầu thí nghiệm, hợp quy. Làm rõ yêu cầu của tư vấn / chủ đầu tư về hình thức thí nghiệm, thẩm tra và hợp quy.
Tiến hành lập đề cương thí nghiệm cho các vật liệu sử dụng trong dự án trình cho chủ đầu tư và tư vấn phê duyệt khi có yêu cầu thí nghiệm.
Lên kế hoạch và chứng kiến thực hiện công tác thí nghiệm, phục vụ cho công tác nghiệm thu vật liệu đầu vào và công tác nghiệm thu lắp đặt sau này.
Xác định các chủng loại vật tư cần tiến hành hợp quy, lên kế hoạch thực hiện và đề xuất kinh phí hợp quy sản phẩm.
Lên kế hoạch và đề xuất kinh phí thực hiện công tác thẩm tra các bảng tính kỹ thuật, thẩm tra biện pháp thi công khi có yêu cầu của Chủ Đầu Tư, Tư vấn giám sát và cơ quan chức năng (nếu có)
3. Thực hiện công tác nghiệm thu vật liệu đầu vào từ khi bắt đầu cho đến khi kết thúc dự án
Làm rõ và thống nhất (có biên bản) với tư vấn / Chủ Đầu Tư trên cơ sở hợp đồng về quy trình nghiệm thu vật liệu đầu vào ở công trường (bao gồm các bước thực hiện, danh mục hồ sơ đính kèm, số bộ hồ sơ, form mẫu nghiệm thu, form biên bản nghiệm thu, thẩm quyền nghiệm thu vật liệu đầu vào, thẩm quyền ký hồ sơ).
Thiết lập các IPC (inspection and test plan) phục vụ công tác nghiệm thu vật liệu đầu vào của dự án.
Thiết lập các checklist phục vụ công tác nghiệm thu vật liệu đầu vào của dự án.
Thông kê, đánh giá đối với các chủng loại vật tư chưa đạt yêu cầu chất lượng khi đưa lên công trường.
Trực tiếp kiểm tra, nghiệm thu nguyên vật liệu đầu vào cùng chủ đầu tư và tư vấn giám sát.
Trực tiếp xử lý khi có các vấn đề liên quan đến chất lượng của vật liệu khi chuyển ra công trường.
Kiểm tra và xác nhận hồ sơ nghiệm thu vật tư nhà cung cấp để hỗ trợ thanh toán cho nhà cung cấp.
Trực tiếp thực hiện và quản lý, lưu trữ hồ sơ nghiệm thu vật tư đầu vào theo quy định của công ty.
Phối hợp với bộ phận QS, kiểm tra và đối chiếu khối lượng vật tư phục vụ công tác thanh toán đợt, quyết toán.
Báo cáo công việc cho cấp trên trực tiếp (PM/PC/SM/QAQC Leader).
4. Thực hiện công tác nghiệm thu lắp đặt, nghiệm thu giai đoạn và nghiệm thu hoàn thành công trình đưa vào sử dụng từ lúc bắt đầu cho đến khi kết thúc dự án.
Làm rõ và thống nhất bằng văn bản quy trình nghiệm thu giai đoạn và nghiệm thu hoàn thành các hạng mục và toàn bộ công trình, bao gồm các bước nghiệm thu, danh mục hồ sơ nghiệm thu, số bộ hồ sơ, hình thức chữ ký, form biên bản nghiệm thu từng phần và nghiệm thu hoàn thành, thẩm quyền nghiệm thu và ký hồ sơ,
Thiết lập các ITP (Inspection test plan) phục vụ công tác nghiệm thu lắp đặt phù hợp với yêu cầu chất lượng của dự án.
Thiết lập các checklist phục vụ công tác nghiệm thu lắp đặt tại dự án.
Trực tiếp kiểm tra, đánh giá quá trình thi công của tổ đội, thầu phụ tại dự án dựa trên ITP đã lập. Từ đó đưa ra các báo cáo về sự không phù hợp và các hành động khắc phục phòng ngừa.
Phối hợp với giám sát hiện trường, tham gia nghiệm thu lắp đặt cùng Chủ Đầu Tư và Tư Vấn Giám Sát.
Phối hợp với team dự án và làm việc với tư vấn / chủ đầu tư để đóng các NCR liên quan đến chất lượng công trình.
Tham gia vào công tác nghiệm thu hoàn thành giai đoạn và công tác nghiệm thu bàn giao công trình đưa vào sử dụng.
Trực tiếp thực hiện và quản lý, lưu trữ hồ sơ nghiệm thu lắp đặt, hồ sơ nghiệm thu hoàn thành giai đoạn, hồ sơ nghiệm thu hoàn thành công trình đưa vào sử dụng đầy đủ theo qui định trong hợp đồng và quy định của nhà nước về quản lý chất lượng công trình xây dựng.
Cung cấp đầy đủ và kịp thời các hồ sơ chất lượng theo yêu cầu của QS công trường để lập hồ sơ thanh toán đợt và hồ sơ quyết toán với chủ đầu tư.
Có trách nhiệm theo dõi, thực hiện đầy đủ hồ sơ Dự án, để luôn đáp ứng được kế hoạch, tiến độ thu tiền đã xây dựng từ đầu. Trong trường hợp không thực hiện đúng tiến độ, cần giải trình với Ban Giám Đốc để có phương án giải quyết kịp thời.
Kiểm tra hồ sơ nghiệm thu công việc của thầu phụ để hỗ trợ thanh toán thầu phụ.
Báo cáo công việc cho cấp trên trực tiếp (PM/PC/SM/QAQC leader).
II/ Yêu cầu
Tốt nghiệp Cao Đẳng trở lên về chuyên ngành Xây dựng, nội thất, kỹ thuật, kinh tế xây dựng,
Kinh nghiệm tối thiểu 02 năm ở vị trí tương đương, làm việc tại các công trình trang trí nội thất.
Biết sử dụng MS outlook, Word, Excel, xem và in các file Acad đáp ứng yêu cầu công việc. Ưu tiên biết sử dụng Autocad, Sketup, các phần mềm 3D
Có kiến thức về lập kế hoạch kiểm soát chất lượng và kiểm tra / giám sát chất lượng tại công trường, hợp đồng, QS, tiến độ, an toàn, quản lý rủi ro,
Đọc hiểu thông suốt tất cả bản vẽ bố trí và bản vẽ chi tiết của hạng mục trang trí nội thất,
Tiếng anh giao tiếp, đọc được các bảng biểu, bản vẽ tại công trường.
Cẩn thận, ngăn nắp và có tinh thần trách nhiệm cao với công việc.
III/ Quyền lợi
Mức Lương: 18 - 25 triệu.

Chuẩn bị hồ sơ Hồ sơ thanh quyết toán, Phát sinh tăng giảm, kiểm soát khối lượng dự án;
Tính toán, bóc tách khối lượng thi công các hạng mục công trình theo bản vẽ thiết kế, bản vẽ biện pháp thi công và các bản vẽ Shop Drawing được duyệt trên cơ sở các biểu mẫu ban hành và dự toán thiết kế đã được duyệt;
Tiếp nhận hồ sơ dự án từ PM, Tính toán, bóc tách khối lượng thi công các hạng mục công trình theo bản vẽ thiết kế, bản vẽ biện pháp thi công và các bản vẽ Shop Drawing để đặt hàng, kiểm soát khối lượng;
Phối hợp với BCH kiểm tra hồ sơ hợp đồng so với hồ sơ thi công, Cập nhật các thay đổi phát sinh;
Phối hợp với các bên liên quan kiểm tra, xác nhận các khối lượng phát sinh với Chủ Đầu tư.
hối hợp với Kỹ sư QS VP và các bên liên quan để giải quyết các vấn đề phát sinh liên quan đến công tác thanh quyết toán khối lượng cho công trình.
Yêu cầu bộ phận giám sát xác nhận, nghiệm thu các công việc, giai đoạn thi công và xác nhận sơ họa vị trí thi công, hoàn công, cung cấp các cơ sở, căn cứ phục vụ công tác kiểm tra, tính toán khối lượng.
Lập hồ sơ khối lượng nghiệm thu, thanh toán, quyết toán với Chủ Đầu tư .
Đảm bảo các hồ sơ liên quan đến khối lượng phải thật chính xác và đầy đủ tính pháp lý.
2. Thầu phụ, tổ đội/ Nhà cung cấp
Quản lý khối lượng, Kiểm soát chi phí tổ đội, thầu phụ, nhà cung cấp trong hợp đồng so với thực tế thi công.
Chịu trách nhiệm tính toán và kiểm tra khối lượng các thầu phụ/đội thi công cũng như các khối lượng phát sinh với Chủ đầu tư (nếu có).
Kiểm tra hồ sơ thanh toán, hồ sơ quyết toán theo từng giai đoạn của các nhà thầu thi công và các nhà cung cấp vật tư, thiết bị.
Có trách nhiệm theo dõi, thực hiện đầy đủ hồ sơ Dự án, để luôn đáp ứng được kế hoạch, tiến độ thu tiền đã xây dựng từ đầu. Trong trường hợp không thực hiện đúng tiến độ, cần giải trình với Ban Giám Đốc để có phương án giải quyết kịp thời.
Kiểm tra hồ sơ, khối lượng thanh toán nhân công của các tổ đội thi công đối với các hạng mục.
Cập nhật, theo dõi các biên bản vi phạm về ATLĐ, tiến độ, chất lượng do Công ty phát hành làm cơ sở trừ khối lượng các thầu phụ/Đội thi công khi lập hồ sơ thanh toán.
3. Báo Cáo, Lưu trữ hồ sơ
Cập nhập tình hình thanh toán, VO-VE gởi cho PM, QSM đúng thời hạn yêu cầu.
Tổng hợp ,Lập kế hoạch chi thanh toán cho thầu phụ/đội thi công gửi cho PM, QSM đúng thời hạn yêu cầu.
Chuyển giao hồ sơ về lưu trữ tại văn phòng Công ty ngay sau khi kết thúc quyết toán công trình.
Chia sẻ các lỗi thường gặp trong quá trình thực hiện công việc chuyên môn, đề xuất biện pháp khắc phục (nếu có).
Báo cáo công việc cho cấp trên trực tiếp (PM/PC/SM/QS Leader).
II/ Yêu cầu
Tốt nghiệp Cao Đẳng trở lên về chuyên ngành Kỹ thuật, Kinh tế xây dựng.
Kinh nghiệm tối thiểu 02 năm đã làm công việc về khối lượng, dự toán nội thất công trình.
Có khả năng đọc hiểu thông suốt tất cả bản vẽ bố trí và bản vẽ chi tiết của hạng mục trang trí nội thất.
Thành thạo trong việc kiểm tra chất lượng sản phẩm và chất lượng thi công lắp đặt.
Có kiến thức lập kế hoạch kiểm soát khối lượng tại công trường.
Có khả năng làm việc độc lập, đội nhóm.
Cẩn thận, ngăn nắp và có tinh thần trách nhiệm cao với công việc.
Trình độ vi tính: thành thạo phần mềm Ms.Office, Autocad và phần mềm bóc khối lượng.

Coordinate with the PM/PC/SM to accurately identify materials requiring sample submission.
Agree in writing on the sample submission and approval procedure with the Client and Lead Consultant (including submission forms, approval timeline, authority, required attached documents, etc.).
Develop a sample submission plan for all materials used in the project.
Coordinate with relevant parties (purchasing department, factory, suppliers, subcontractors) to gather the necessary documents for material submission.
Monitor the sample-making schedule, expedite production, and inspect samples before submitting them for approval.
Execute the project's sample submission to the Client and Supervision Consultant; track the approval status to update information and resubmit if necessary.
Report directly to supervisors (PM/PC/SM/QAQC Leader).
2. Testing, Conformity Certification, and Verification
Confirm with the PM/PC, Consultant, and Client regarding materials requiring testing and conformity certification. Clarify requirements for testing, verification, and certification formats.
Prepare testing outlines for project materials and submit them for Client/Consultant approval when required.
Plan and witness the testing process to support incoming material inspections and subsequent installation inspections.
Identify materials needing conformity certification, plan the execution, and propose budgets for product certification.
Plan and propose budgets for the verification of technical calculation sheets and construction method statements upon request from the Client, Supervision Consultant, or authorities.
3. Incoming Material Inspection (Throughout the project lifecycle)
Clarify and agree (via meeting minutes) with the Consultant/Client on the site incoming material inspection procedures based on the contract (including steps, required documents, number of copies, inspection forms, authorized personnel, etc.).
Establish Inspection and Test Plans (ITP) for the project's incoming material inspection.
Create checklists for incoming material inspections.
Record and evaluate non-conforming materials delivered to the site.
Directly inspect and accept incoming materials alongside the Client and Supervision Consultant.
Directly resolve any issues related to material quality upon delivery to the site.
Verify and confirm supplier inspection records to support supplier payment processes.
Manage and archive incoming material inspection records per company regulations.
Coordinate with the QS department to check and reconcile material quantities for interim and final payments.
4. Installation, Phase, and Final Handover Inspection
Clarify and agree in writing on phase and final inspection procedures for all items and the entire project (including inspection steps, required documents, signature formats, authorized personnel, etc.).
Establish ITPs for installation inspection that align with the project's quality requirements.
Create checklists for site installation inspections.
Directly inspect and evaluate the construction process of teams/subcontractors based on the established ITP. Issue reports on Non-Conformities (NCRs) and propose corrective/preventive actions.
Coordinate with site supervisors to participate in installation inspections with the Client and Supervision Consultant.
Work with the project team, Consultant, and Client to close quality-related NCRs.
Participate in phase completion inspections and the final handover inspection to put the project into operation.
Execute, manage, and archive all installation, phase, and final handover records in full compliance with the contract and state regulations on construction quality management.
Provide complete and timely quality records to the site QS for interim and final payment dossiers.
Track and complete project records to ensure alignment with the initial payment collection schedule. Report to the Board of Directors for timely solutions if the schedule is not met.
Check subcontractor inspection records to support subcontractor payments.
II. REQUIREMENTS
Education: College degree or higher in Construction, Interior Design, Engineering, Construction Economics, or related fields.
Experience: Minimum 2 years of equivalent experience, specifically in interior fit-out projects.
Software Skills: Proficient in MS Office (Outlook, Word, Excel) and able to view/print AutoCAD files. Proficiency in AutoCAD, SketchUp, and other 3D software is a strong advantage.
Technical Knowledge: Solid knowledge of quality control planning, site quality inspection/supervision, contracts, QS, scheduling, safety, and risk management.
Ability to read and thoroughly understand layout and detailed drawings for interior fit-out items.
Language: Communicative English; ability to read site charts, schedules, and drawings in English.
Careful, highly organized, and possess a strong sense of responsibility.

Inventory Reconciliation & Issue Resolution: Reconcile WIP, finished goods, cost of goods sold (COGS), and inventory balances across financial reports, the ERP system, and accounting records, while driving cross-functional resolution for any material discrepancies.
Standard Costing & Variance Analysis: Track and control standard vs. actual costs, conduct detailed variance analyses (materials, labor, manufacturing overhead), and report key drivers alongside recommended follow-up actions.
Master Data & BOM Auditing: Evaluate the accuracy of BOMs, routing/IE times, and standard costing data, collaborating directly with Production, Engineering, Purchasing, Warehouse, and IT to address changes or data gaps.
Stock Control, Reporting & Compliance: Deliver required costing and inventory reports, actively join physical stock counts, assess slow-moving inventory, and prepare analytical data to fulfill management, audit, and tax compliance demands.
SAP System Approvals: Check and grant formal approval for manual Goods Issue and Goods Receipt (GI/GR) adjustment entries within the SAP system.
Requirements
Education: Bachelor’s degree in Accounting, Auditing, Finance, or a related discipline.
Work Experience: Minimum of 3 years of hands-on cost accounting experience within a manufacturing environment.
Technical Knowledge: Deep understanding of BOMs, standard vs. actual costing, WIP, finished goods, COGS, and manufacturing cost allocation methodologies.
Functional Expertise: Proven track record in month-end costing routines, inventory reconciliations, and resolving discrepancies between operational and accounting records.
Systems & Tools: Proficient in MS Excel and experienced with ERP systems; hands-on knowledge of SAP Business One, Power Query, or MES is a strong plus.
Soft Skills & Competencies: Strong analytical mindset, high attention to detail, proactive attitude, and demonstrated ability to collaborate cross-functionally.
Language Proficiency: Good English communication skills for professional emails and daily work coordination.
Benefits
Report to: Chief Finance and Accounting, Regional CFO
Salary: 25-30 million VND gross/month
Working schedule: Monday–Friday, 7:20 AM – 4:48 PM (finish at 4:00 PM on Fridays).
Company shuttle bus from Bien Hoa, Thu Duc (Cantavil/Crossroad), and Ba Ria.
Year-end bonus: 13 salary month (fixed)
12 days of annual leave per year.
Social Insurance based on 70% of the total salary package after successful completion of the probation period.
